Agoda Hotel Registration: How to List Your Hotel on Agoda

Agoda Hotel Registration in Short

Register free at agoda.com/list-my-property, live within a few days

Listing your hotel on Agoda costs nothing to start. You apply at agoda.com/list-my-property, Agoda runs a fraud validation that typically takes up to 72 hours, then you sign the contract, build your listing in the Agoda Partner Portal, and load your rates. You pay only when a booking comes in, as commission on the booking value. Indian independent hotels typically sit in the 15 to 22 percent band.

New to OTAs? If this is your first platform listing, read what an OTA is and how it works first. It explains commission, extranets and rate parity before you commit to a contract.

A resort owner in Coorg had been on MakeMyTrip and Booking.com for two years. Both channels were working. Then her Google Analytics showed consistent visitors from Singapore and Thailand, but no bookings from them. She was not listed on Agoda, the dominant platform for Southeast Asian travellers coming to India. She listed in March. By June, two-thirds of her international bookings came through that one channel.

This guide tells you exactly how to list your hotel on Agoda, what documents to keep ready, how to navigate the Agoda Partner Portal, and what to expect on your first settlement.

What You Need Before You Register on Agoda

Agoda does not publish a fixed document checklist for India. Keep these ready before you start. You will need them at different points: during sign-up, for the contract, and when Agoda sets up tax deductions on your account.

What to Have Ready Why You Need It
PAN card Of the hotel entity, or of the proprietor. Required for TDS deduction on payouts; an incorrect PAN means credits do not reach you in Form 26AS.
GSTIN certificate If your annual turnover crosses the GST threshold. Properties below it can proceed without one.
Bank account details Account number and IFSC for payout setup. The account name should match the PAN name to avoid payout holds.
Trade licence or registration Municipal trade licence, shop and establishment certificate, or state tourism registration. Needed to confirm you can legally accept paying guests.
Property photos Agoda's spec: jpg or png, minimum 800×600px, recommended 2048×1536px, max 4 MB per image. At least one main photo required; photos of each room type strongly recommended.
Registration fee None. Agoda charges no joining fee and no listing charge. You pay commission only on bookings that come through.

Who Can Register

Agoda accepts hotels, resorts, guest houses, homestays, villas, serviced apartments and boutique properties. There is no minimum room count. Your property needs a physical address, at least one bookable room type, and the legal right to accept paying guests.

How to Register and List Your Hotel on Agoda: Step-by-Step

1 Start Your Application

Go to agoda.com/list-my-property and sign in or create an Agoda account. You will be offered two options: "Create listing manually" to enter your property details from scratch, or "Import listings from other travel sites" if you are already on Airbnb or Booking.com. Fill in your property name, city, full address, star rating, room count and contact details.

Use an email address and mobile number you will keep long-term. Every booking confirmation, rate alert and payout notice goes there, and changing them later requires a support ticket.

2 Fraud Validation and Contract

After submitting your property details, Agoda puts every new listing through a fraud validation step. Agoda says this typically takes up to 72 hours, during which the listing is offline and not bookable. Once cleared, you sign the Agoda partner contract. Have your PAN, GSTIN (if registered), bank account details and trade licence ready at this point.

Agoda may contact your property to verify the address and contact person. Brief whoever answers the phone so they are ready for that call.

3 Build Your Property Listing

Log in to the Agoda Partner Portal at portal.agoda.com. Complete your property profile: room types with bed configuration and photos, amenities, check-in and cancellation policies, and a description of 200 or more words with key landmarks and travel distances. Incomplete listings rank lower in Agoda's search results. Fill every field before you load rates.

4 Load Rates and Availability

Set your rates for each room type and open inventory for the dates you want to sell. You can do this directly in the Partner Portal at portal.agoda.com, or connect a channel manager to push rates automatically from a single system.

Important: If you use a channel manager, always make rate changes there. Never edit rates manually in the Partner Portal while a channel manager is connected. Agoda applies the most recent update, so a manual edit overrides your channel manager sync until the next push. This is the most common cause of Agoda rate discrepancies.

5 Go Live and Monitor

Your listing goes live once content is complete, rates are loaded, and Agoda's review team approves the property. This can happen within the same day as document approval, or take a day or two longer.

Expect a slow first month. New listings carry no reviews, and Agoda ranks unreviewed properties lower. Most properties see volume pick up after the first 5 to 10 reviews.

How Long Agoda Registration Takes, and What It Costs

Here are the honest answers to the two questions that come up before every listing.

  • Time to register. The sign-up form itself takes 20 to 30 minutes. Agoda's fraud validation step typically takes up to 72 hours, per Agoda's own help pages. After that, contract signing and content setup take another day or two. Budget about a week to go live; allow two weeks to your first booking.
  • Cost to register. Nothing. No joining fee, no annual fee, no listing charge.
  • Cost to sell. Commission on each booking. Indian independent hotels typically sit in the 15 to 22 percent band. On a ₹3,000 booking at 18 percent, Agoda's share is ₹540.
  • Optional programs. The Agoda Growth Program (AGP) allows you to increase your visibility by paying an additional commission on top of your base rate. This is opt-in and not required at registration.

Why Agoda Applications Get Rejected or Delayed

  • Bank account name does not match the PAN name
  • Trade licence expired (the most common single reason)
  • Blurred or cropped document scans
  • Property address does not match the address entered during registration
  • Photos below Agoda's minimum specification (800×600px, max 4 MB, jpg or png only)

Agoda Partner Portal: First 30 Days

The Agoda Partner Portal at portal.agoda.com is where you manage everything after going live. Agoda's long-standing extranet is called YCS (Yield and Channel System), and many help articles on Agoda's own Partner Hub (partnerhub.agoda.com) still use that name. Hoteliers who have been on Agoda for years may also say "YCS login" out of habit. Both names refer to the same management system: rates, reservations, promotions, content and finance are all there.

Task Where to Find It in Partner Portal
Update rates and availability Rates and Availability section
View and manage bookings Reservations tab
Update photos and property content Property Content section
View and respond to reviews Reviews section
Download payout and settlement reports Finance section
Create promotions and offers Promotions section

Your First 30-Day Priority List

  • Confirm your listing is visible on agoda.com by searching in a private browser window
  • Check that the guest-facing rate matches what you loaded (net vs sell rate confusion is common on day one)
  • Set your cancellation policy accurately: an overly permissive free-cancellation cutoff invites high cancellations
  • Reply to your first reviews within 48 hours
  • Avoid stacking multiple promotions in the first month until you understand how they compound

Photos and Content That Drive Bookings on Agoda

Agoda's search algorithm ranks listings partly on content quality. Properties with stronger content get more impressions. More impressions means more bookings.

Photo Specifications and Best Practice

Agoda's published photo requirements: jpg or png format, minimum 800×600px, recommended 2048×1536px, max 4 MB per image. At least one main photo is required to publish the listing, plus photos of the property and of every room type.

  • Our recommendation: aim for 20 or more photos. Agoda does not publish a minimum count, but more photos give travellers more confidence and reduce abandoned searches. Cover the property exterior, lobby, every room type with its bathroom, and any key amenity (pool, restaurant, garden, view).
  • Shoot at the recommended resolution (2048×1536px): images display better on mobile, where most Agoda travellers browse.
  • No watermarks, no text overlays, no heavy filters. Agoda's content review team rejects these.
  • Caption every photo. Agoda uses captions to index your property in relevant searches.

Content That Converts

  • Property description: 200 or more words. Mention the nearest airport, railway station, and key landmarks with distances. "10 minutes from Jim Corbett National Park entrance" converts better than "conveniently located".
  • Amenities: Mark every available amenity accurately. Inaccurate listings generate poor reviews.
  • Room types: Create a separate room type for each category you sell. Bundling all rooms into one type reduces upsell revenue.
  • Policies: Specify check-in time, check-out time, child age policy and extra bed charges. Ambiguous policies lead to complaints.
Agoda targets Asian inbound travellers. If your property is in Goa, Rajasthan, Kerala, or any destination popular with visitors from Singapore, Thailand, South Korea or Japan, Agoda can be a significant channel. Use English in your descriptions but mention local attractions by their common international names, for example "Amber Fort" not just "Amer Kila".

For side-by-side comparison with other platforms, see how to list on Booking.com, which targets European and international travellers with a different audience profile.

TDS on Agoda Payouts: What Indian Hotels Must Know

When Agoda settles a booking with you, it deducts TDS (Tax Deducted at Source) before remitting. This is not an additional cost. It is an advance payment towards your income tax liability, which you get back when you file your annual income tax return.

Deduction Rate On ₹3,000 Booking
TDS (Section 194-O) 0.1% of gross booking value ₹3
How TDS works in practice: Agoda deducts TDS at 0.1% from your gross booking value under Section 194-O. On a ₹3,000 booking, that is ₹3. This amount is deposited with the government under your PAN and appears in your Form 26AS and AIS. Claim it as a credit when filing your income tax return. Provide your accurate PAN during registration; an incorrect PAN means the credit cannot be matched to you. For GST treatment on Agoda settlements, check with your CA.

On commission: Agoda does not publish a fixed rate; Indian independent hotels typically sit in the 15 to 22 percent band depending on property type and city. For commission mechanics, net vs sell rate, and payout reconciliation, see our guide on Agoda rate discrepancy and payout mechanics.

For TDS on all your OTA settlements, see our TDS guide for OTA payments.
